Once you instruct us:

  • We will provide you with pre-contractual advice where required.
  • We will send you a letter setting out your rights and obligations. This letter is in plain language but detailed to ensure that you are fully informed.
  • If your Contract is subject to “finance”, we will liaise with you in relation to the progress of your finance. Once your finance is approved, and any special conditions are satisfied, your Contract will become unconditional.
  • We will carry out the necessary searches of the property on your behalf, to ensure that you obtain a “clear” title at settlement and to search for other irregularities.
  • We will provide you with a Statement of Adjustments and Settlement Statement, which will set out the distribution of settlement monies, rates, land tax and other items between you and the seller.
  • We will book and attend settlement for you.
